Yes. As a full-service management company, we want to make things as easy as possible for you. We will advertise your property, show it to prospective tenants, process their applications, and screen them to ensure they are the right fit.

We complete a search on tenant’s social media accounts to gauge the type of tenant they may be. Call their past and current landlord. Verify their employment. And can complete a credit check through Equifax. Have a look at to see more details, this is the company we use.

We can make this without interrupting you, or we can communicate through the process by sharing the qualified applicants for the owner approval. For instance, we can run and qualify two great applicants and let the owner decide which one to go with.

Most applicants are only available to view suites after business hours and on weekends, so we tend to hold showings during this time. However, if an applicant wanted to make an appointment for a specific time during the business week, once we give the current tenant proper notice, we will accommodate this request.

Finding a pet friendly property can be difficult for people and, therefore, if you are open to pets, it does open the number of qualified applicants. That being said, we can enforce a strict no pet policy. All our properties are non-smoking.

Tenants are contractually obligated and responsible for the term of the agreement. If a tenant wishes to vacate prior to the completion of the one-year lease, the liquidated damages clause will be enforced to cover the pre-estimated costs of re-renting the property, and we will mitigate damages to the tenant by advertising the unit, and finding a new qualified applicant/tenant to release any further contractual obligation to the tenant breaking the terms of their agreement.

To ensure we find the best tenants, we market your listings on multiple platforms. We use Trovit, Craigslist, Pro2Go, Zumper,, YPnexthome, and Padmapper. In addition, for special properties, we may also share with our contacts in the relocation services and post the property through MLS and

According to the BC Residential Tenancy Act, emergency repairs means repairs that are:

  • urgent,
  • necessary for the health or safety of anyone or for the preservation or use of residential property,
  • major leaks in the pipes or the roof, damaged or blocked water or sewer pipes or plumbing fixtures,
  • the primary heating system,
  • damaged or defective locks that give access to a rental unit (lost keys don’t apply!),
  • and the electrical systems.
